Discuss representation and fees before you visit or register with a builder. Builder registration and compensation rules vary. Going alone does not automatically remove your right to seek representation, but it can affect a builder's broker registration or compensation requirements.

Does the advertised price include everything?

Ask for the complete price of the home and lot you would buy, with selected options, premiums, fees and financing terms. Compare written quotes on the same basis; a base price or promotional payment may omit costs that apply to you.

Can I use my own lender or inspector?

Ask about the agreement's financing and inspection provisions before signing. Compare outside financing with any builder-affiliated offer, including incentive conditions, rates, fees and total cost. Arrange inspections around the contract and construction schedule; a new home still deserves careful review.

Can I rely on a move-in date or incentive shown online?

Confirm both for the specific home in writing. Completion dates and promotional offers can change. Review deposits, extensions, cancellation rights and any financing deadlines in the actual agreement before making commitments.

What if the community I want is missing or sold out?
